Let’s Prep Your House Before Selling

Getting a home ready to sell doesn’t require too much knowledge or skill. Anybody can hire a painter and freshen up a home. Or hire a plumber to put in a new faucet. But keep in mind that doing minor (or major) upgrades before selling a house can either be a huge win or a huge waste of money and time.

Which faucet should we put in and which color white will make the furniture pop? The details matter. New cabinets or just a cabinet reface? Replace tile or clean the groat and add new showerheads? Pull carpet and add hardwood? These are all important questions and I love helping clients figure out how to most efficiently spend their dollar before putting the home on the market.

My specialization is adding style to a home before selling it; having an eye for design, a minimalist approach and a home renovation background really helps when it comes to getting a home successfully prepped for sale. Buyers often need that extra help envisioning theselves in the home. Knowledge of the trends, what renovations tyically pay off and what doesn’t, plus an understanding of realistic budgets all comes into play.

Interesting Facts:

- A Staged home will sell, on average, 17% higher than a home that is not staged.

- In controlled tests selling identical homes, professionally staged vs. those not staged, the non-staged homes sold in 102 days, while the staged homes sold in 45.

- According to the National Association of Realtors, the average staging investment is between 1-3% of the homes asking price, which generates a return of 8-10%.

- It is estimated the only 10% of home buyers can visualize the potential of a home. That means 90% are not going to be able to look past the imperfections. A professional stager can help buyers see past the imperfections an even turn some into unique advantages.
