Quick Market Prep For Lucrative Results

It truly is our goal to get our client (seller) the most money in the sale of their home. Trailview, shown here, was one of my favorite quick projects because it embodies the heart of what we love to do.

Trailview is a tuscan style home in the heart of Encinitas. In my opinion, it’s not the most sought after architectural style at the moment. But if and when it’s done RIGHT, it can be a timeless, gorgeous look and feel.

My job is to get the clients home looking picture perfect and turn key ready for new buyers. Of course, the designer in me wanted to erase a lot of the dark cherry color palette, rip out the carpet, travertine flooring, copper sinks, elaborate mirrors and light fixtures. But truthfully, it’s a slippery slope with this type of home. Once you start replacing things everything eventually needs to go as the existing features start to look dated or out of place.

It only takes one buyer and there are a lot of buyers who in fact love the Tuscan vibes. Most importantly, I knew that to replace everything and completely remodel the kitchen we would not see the ROI as it wouldn’t be worth it.

I sat down and really thought about what was best for seller to max her profit.

Exterior and interior paint was a must as it was time. The view is the show stopper here so framing that by sprucing up the landscape was also something we needed to do.

Ripping up the flooring would have been costly so new carpet upstairs and keeping the tumbled travertine was fine so as long as we have some nice area rugs.

Staging was going to be the most important cost here. I knew that we needed the best of the best because we needed to have the right furniture to tie in modern style with the existing tuscan Spanish elements. The stager nailed the color palette, the textures and the perfect amount of decorating. It made the home feel cozy and ready for entertaining.

In addition to new carpet we added new interior and exterior light fixtures and fans. We painted the walls a bright white.

The greatest part about this was the quick turn around and the seller’s net profit. Seller might have gotten $1.7m for the house as is. After about $55k rehab seller listed the home for sale at $1.9m and ended up selling it for $2.5m. That’s almost $300k profit. Better than we could have imagined.
